Developed by Alf Naman, HL23, or High Line 23, is a 14-story, 11-unit, luxury condominium tower located at 10th Avenue and 23rd Street in New York's West Chelsea Arts district. Designed by architect and theorist Neil Denari, the exterior of the building is wrapped in contoured glass-and-steel giving the building a sleek and muscular, aerodynamic look. The building includes 11 homes, 9 full floor units, 2 duplexes and one penthouse. Custom interior spaces have been desingned by Thomas Juul-Hansen.

The building has a relatively small foot print of 12,000-square-foot and responds well to a challenging site --  the building is sort of wedged in between a risdential tower on one side and the High Line on the other. 

With a custom non-spandrel curtainwall on the south and north facades, and a 3D stainless steel panel facade on the east facing the High Line, the project's geometry is driven by challenges to the zoning envelope on the site and by NMDA's interest in achieving complexity through simple tectonic operations. 

The building’s unusual form creates a unique sequence of interior spaces. The lower apartments overlook the High Line’s gardens through floor-to-ceiling windows that resemble enormous windshields. 

Some views from south-facing upper floors look straight down the the High Line’s concrete sidewalks and gardens, which veer off into the distrance before disappearing behind a building several blocks away.

Also to be noted is the exceptional work by the steel workers on this project who pulled off some very difficult joints.

HVAC system uses area-by-area heat pumps for all levels. High efficiency boilers and LEED-certified perimeter heat systems are used. A cooling tower with sound attenuation tempers the heat pump loop.
